You come down in the morning to a table laid by the window, a bowl of blackberries and cut watermelon already out, and Marieke cooking omelettes to order. There will be cold cuts, proper cheeses, seasonal Okanagan fruit, toast, homemade jam, yoghurt, and coffee that keeps arriving. Guests write about this meal more than they write about the rooms, the garden or the view, and that is saying something given the view.
All Seasons is a three-room bed and breakfast in Marieke and James Odermatt's own house, and they have been doing this for roughly twenty years. There is no front desk and no lobby. There is a guest lounge with leather armchairs, a dining room signposted La Cuisine, and two hosts who will tell you which winery to drive to and where the kangaroo farm is.
A Working Acreage, Three Minutes from Pandosy Village
The house sits at the end of its own drive on a fruit-and-vegetable acreage on Gordon Drive, with corn rows on one side and the Kelowna Riding Club's horses on the other. Sunflowers line the approach in late summer. In the evening the dining-room window fills with the sun going down behind the hills across the valley, and it is genuinely hard to remember you are inside a city of a hundred and fifty thousand people.
You are, though. Rotary Beach Park is about 1.1 km away, a fifteen-minute walk toward Lakeshore Road, and Boyce-Gyro Beach is a similar distance. Pandosy Village and the Hotel Eldorado waterfront are a twelve-minute walk, which matters if you are here for a wedding at the Eldorado. Downtown Kelowna is a ten-minute drive, the airport twenty.
Three Rooms, Their Own Doors, and No Kitchen to Cook In
There are three rooms in total and two of them are sold online: a Deluxe King of about 23 m² looking over the garden, and a slightly smaller Deluxe Queen with garden and mountain views. Both have a private outside entrance, a private bathroom with a walk-in shower, air conditioning, soundproofing, tiled floors, a flat-screen TV and a wardrobe. Beds are the thing guests rate highest after the food. The rooms carry house names rather than numbers, so do not be surprised to find yourself in Blackberry King.
One thing to be clear about, because the listings are not. There is a guest lounge and a guest dining room, and you cannot cook in either. The hosts have said plainly that as a full-service bed and breakfast they are not permitted to provide cooking facilities, and Kelowna's bed-and-breakfast bylaw says the same: the let rooms are for sleeping, and no cooking is permitted. Breakfast is made for you. Everything else you eat out.

Free private parking on the acreage, no reservation needed, plus motorcycle and bicycle storage. You will want the car: the beach is walkable but the wineries, Big White and the Myra Canyon trestles are not.

- The listing files this as a hotel. It is not. Under the City of Kelowna's Bed and Breakfast Homes bylaw it is a single-family dwelling letting up to four rooms in a rural or agricultural zone, where the let rooms are for sleeping only. That bylaw definition is why there is no self-catering here, and it is the single fact the aggregator pages all get wrong.
- The children policy has tightened. The hosts' own long-standing directory listing still reads children are welcome, and the current house rules say children are not allowed. The adults-only rule is the one in force, so ignore the older listing if you find it.

About 1.3 km from the front door, a 15-minute walk toward Lakeshore Road, Boyce-Gyro Beach Park is the liveliest of the Lower Mission beaches: soft sand, a roped swim area, volleyball nets and a beach bar in summer. Rotary Beach Park, the nearest of the two and the one the listing understates at 650 yards, is a similar walk and quieter with it.

Mission Creek Greenway
15 min walk
About 1.1 km from the door, a 15-minute walk or a five-minute cycle, the Mission Creek Greenway is a flat gravel trail that follows the creek for around 16 km from the lake up into the hills. It is the local dog-walking, jogging and easy-cycling route, it is shaded by cottonwoods most of the way, and it starts close enough to leave the car where it is.

Myra Canyon Trestles
40 min drive
About 24 km southeast, a 40-minute drive up McCulloch Road and a gravel forest service road, the Myra Canyon section of the Kettle Valley Rail Trail runs 12.5 km one way across 18 restored wooden trestles and through two rock tunnels. It is flat, it is a National Historic Site, and it takes half a day on foot or by bike. Go early, because the trailhead parking fills.

- From Kelowna International Airport: Head south on Highway 97 into the city, about twenty minutes, then continue toward the Lower Mission and turn onto Gordon Drive. Number 3735 is on the west side, on the acreage next to the Kelowna Riding Club. A taxi or rideshare from the terminal is quick and there is no shuttle.
- From downtown Kelowna: Go south on Pandosy Street and Lakeshore Road, then cut west onto Gordon Drive, roughly ten minutes by car. By bus, take a BC Transit service down Pandosy or Lakeshore toward the Gordon at Casorso stop, which is a few minutes' walk from the door.
- Tell them when you are arriving: Check-in is from 15:00 and there is no reception desk, because this is the hosts' own house. Give Marieke and James an arrival time in advance and they will be there to meet you. Check-out is by 11:00.
- Getting to the wineries and the trestles: The Mission and Lakeshore wineries are a short drive south; the bigger Westside and Lake Country estates are twenty to forty minutes. For Myra Canyon, take McCulloch Road east and then the gravel Myra Forest Service Road, allowing forty minutes each way, and set off early because the trailhead parking fills up in summer.
Kelowna and the Okanagan Valley
Kelowna sits halfway up 135-km-long Okanagan Lake in the middle of British Columbia's wine country, with more than a hundred wineries and orchards ringing the city and Big White's ski runs about an hour east. It is a UNESCO City of Gastronomy, which in practice means the farm-to-table restaurants and cellar-door tastings are genuinely good rather than merely present. The beaches are sandy, the summers are hot and dry, and the whole valley smells of fruit in August.
The Lower Mission, where the B&B is, is the most walkable lakeside stretch: Rotary and Boyce-Gyro beaches, the Pandosy Village shops and the flat Mission Creek Greenway trail all sit within a short walk or cycle. Come in May or September if you would rather not share the beach. The Spring Okanagan Wine Festival runs in early May and the Fall festival takes over October, and summer weekends book out well in advance.

Is All Seasons B&B worth it?
Yes, if you are two adults and you value a cooked breakfast and a quiet acreage over a lobby and a lift. You get one of three rooms in the owners' own house, a private entrance, free parking, and a fifteen-minute walk to Okanagan Lake, with hosts who will plan your wine day for you. Skip it if you are travelling with children, need to self-cater, or want to be able to walk to downtown, because none of those are on offer here.

There is almost nothing to weigh up here, which is unusual enough to be worth saying plainly: every one of the ten most recent guest cards is a perfect score, and the ones that mention a downside are joking about having to go home. Marieke's hospitality and the cooked breakfast come up in nearly every review, followed by how spotless and how quiet the house is. The only real practical caveat, and it comes from elsewhere rather than from these cards, is that you want a car to get the most out of the valley.
